Implementation of two independently financed residential apartment buildings and a parking hall in Ristiniemi, Espoo. The project consists of 39 apartments. The developer of the project is JM-Suomi Oy.
Azorienkuja 1 is a new residential apartment building complex designed and realized by Avarc in Jätkäsaari, along with a parking hall serving the entire block. The project was carried out as a privately financed HITAS project and consists of 74 apartments and street-level commercial spaces. The street-facing facades of the building are dark local brick as per the city plan. The architecture aims to create an interesting part of the Jätkäsaari waterfront blocks. The residential layouts are practical and functional with balconies of all sizes. The rhythm of the courtyard facades is enhanced by the composition of projecting balconies and the partial use of the courtyard as apartment terraces. The client and main contractor for the project was Uudenmaan Mestarirakentajat Oy.

The yard areas and the beach are designed according to the same seemingly simple principles. Originally built in 1885 as residential, celebration, and auxiliary spaces for the staff of the Uusimaa Sharpshooter Battalion, the complex covers half a block and includes four buildings that have been transformed into a hotel of exceptionally high quality even by Nordic standards. The seven-year, multi-phase conversion project began with the drafting of a zoning change in 2017. The buildings, which have served various government agencies after their military history, most recently as the Ministry of Agriculture and Forestry, have been meticulously restored to international standards. The buildings are heavily protected, and the project has been guided in collaboration with the Finnish Heritage Agency. The hotel features 117 unique and spacious guest rooms, including 38 luxurious suites. The hotel also houses high-quality restaurants Lilja and Garden Terrace, the Maria Ballroom for events and meetings, as well as an intimate spa and fitness center. The hotel's spaces have been expanded to the attics, basements, under the courtyard, and the renovated courtyard. The project has been commissioned by Samla Capital and carried out by the main contractor Fira Construction Ltd.
In the business center of Helsinki, the renovation and refurbishment of an old boutique hotel building hidden in a courtyard. Complete refurbishment was executed as the concept and operator changed and the hotel transformed into youthful and fresh Bob W Kaarti. The hotel, opened in the summer of 2024, features 55 completely renovated hotel rooms and shared spaces designed for guest interactions.
In the new urban district of Jätkäsaari, at the corner of Saukonpaadenpuisto, a seven story, timber-framed, and modular hotel building made of CLT elements is being realized. The facade of the building will be clad, in accordance with the zoning regulations, with bricks. The hotel will feature 95 intriguing, concept-based hotel rooms, designed to also cater to long-stay guests. The project is being planned in collaboration with the Austrian company BWM Retail GmbH.

Forenom Aparthotel is a long-stay type of hotel located along the busy main street on the edge of downtown Helsinki. The apartment hotel was created by converting a conventional office building. It is designed for longer stays, featuring workspaces and meeting rooms, as well as laundry facilities for the residents' use. There are 66 well-equipped accommodation rooms resembling small apartments.
The general areas of the Itis Shopping Center will be renovated and upgraded throughout 2022-2024. Customer flows in the shopping center will be redirected, and vertical traffic will be facilitated with new escalator arrangements in the lobby at the east end of the Boulevard. The glass-roofed lobby space will be opened up to span all five floors. Entrances will be renewed, developed, and unified. The second-floor loft solutions will be completed, and a unique Market Hall area will be created on the Pasaasi side. A light-roofed Rotunda will be opened at the junction of different sections. Unified, independent shopfront themes will be introduced for various parts of Itis, and all customer area surfaces will be renovated. The placement of tenants will also be optimized, and new brands will be introduced, with a significant portion of rentable space being developed in conjunction with the project.
One of Itis's special features is the protected status of the old part of the shopping center, whose requirements and design solutions have been coordinated with the City Museum. This office building, completed in the 1930s as the headquarters of Varma Insurance Company, represents the soft-lined functionalist architecture of architect Oiva Kallio. The building is a magnificent Finnish city palace located along a busy park boulevard. Avarc Architects designed the comprehensive renovation of the building, preserving its architectural features, opening up its functions to the Boulevard, and reintegrating the courtyard as part of the overall architecture. The building has been largely retained in its original use as a commercial and office building. It houses, among others, the headquarters of Ålandsbanken, the restaurant Sekel, and a Fazer café. Spaces were customized for tenants and users during the project. The client for the project was Varma, and the main contractor was Haahtela-Rakennuttaminen Oy.
Renovation and modification of a central property consisting of two protected buildings of different ages into modern and adaptable office spaces. The office spaces on each floor and their technical systems were updated with a customer-oriented approach, improving the flexibility of the spaces by enhancing connections and constructing a new elevator. Lobby areas, stairwells, and facades were restored. Balconies and water covers were replaced, and a new waste shelter was built in the courtyard. The ground-floor retail spaces were developed for new users and also converted into a restaurant space.
